What’s it Like to Buy a Manufactured Home in a HomeFirst™ Community?

Buying a new home can be a very daunting, overwhelming process. It can be exhausting enough just looking through all the home listings out there, trying to find something that’s in a great location, the right size for you or your family, and in your price range. But when you find something you like, you have to make appointments to see the place and have inspections done. And then there’s the never-ending paperwork that comes along after you decide to purchase a home.

At HomeFirst™, we try to make the process of buying a new home as simple as possible. First of all, each of our manufactured housing communities are located in safe areas, in excellent school districts, and close to lots of great places to work. That knowledge alone can make the process a lot easier. Our communities can be found in some of Michigan’s most desirable locations, so all you’ll have to do is find the location that suits your needs best. The homes you’ll find in our communities come in a variety of sizes; some are two-bedroom homes while others have three or four. You’ll have no problem finding an affordable home that’s the size you need.

When looking for a new home in a HomeFirst™ community, you’ll have the ability to choose one of the manufactured homes for sale in the community or you can order a brand new home to have it placed in a community. (Already own a manufactured home you’d like to move into one of our communities? We can help!) If you’re buying an existing home in one of our communities, you’ll start working with one of our sales associates and financing specialists. We’ll be here to help you through the entire process.

Buying a previously-owned home in one of our communities has one big benefit that you don’t get if you buy a regular site-built home — a thorough inspection you don’t have to pay extra for. Before we re-sell a home in one of our communities, we go through the home and inspect everything to make sure it’s still in good working order. If something isn’t up to par, we have it repaired or replaced. We even consider the cosmetic condition of things like countertops, cabinets, and flooring and replace anything that’s starting to look a little worse for wear. With site-built homes, it’s pretty rare for a seller to make repairs to this extent before selling a home, especially for things that are purely cosmetic.

If you want to order a brand new home from the factory, the first thing you’ll need to do is submit an application to the community’s management team. Once you’re approved, you can start exploring all the different floor plans and styles of homes that are available to you. Manufactured homes come in a very impressive variety of styles and no matter what your personal style preferences or lifestyle needs are, there’s a manufactured home out there that will fit them. One of our financing specialists will also work with you to help you figure out how much of a down payment you’ll be able to make and what kinds of financing options are available to you.

Once your financing options have been determined, it’s time to sign the paperwork for you new home and make your down payment. This is when you’ll have the chance to make customizations to things like paint colors, countertops, styles of light fixtures, types of flooring, exterior siding, and more. This way, you’ll be able to live in the home of your dreams and not have to worry about tackling any expensive renovation projects once you’ve moved in — everything will already be just the way you want it.

Now that you’ve planned your dream home, your order will be placed with the manufacturer and they’ll send back a final invoice to confirm your order. If everything is in order, they’ll get to work building it. Since manufactured homes are built indoors in factories, they aren’t subject to the kinds of delays that site-built homes can encounter, so your new home will be ready before you know it! After it’s finished, it will be transported to its site in one of our communities to be installed. Once installation is complete, you’ll have the chance to go through and make sure everything is exactly as you ordered it. If everything looks good, we’ll give you the keys and you’ll be ready to move in!
