Renting a Manufactured Home Vs. Renting a Site-Built House

Regardless if you rent or own a home, housing costs largely depend on where the home is located. Of course, houses in big cities and busy urban areas are typically more expensive than similar spaces in less in-demand areas. In many cases, if you want to live in a great location, you might not be able to rent as big of a house you need.

For many people, a home with three or four bedrooms is essential. Nobody wants to live in a home where it feels like there’s no privacy and space is at a premium. But if you were to rent a manufactured home, you’d probably be able to find a home that has all the space you need for less than what it would cost to rent a site-built home of comparable size. And since all of our HomeFirst™ manufactured home communities can be found in some of Michigan’s best locations, you won’t be forced to choose between a great location and a spacious home ever again.

You’ll Live in a Like-New Home

Unfortunately, not a lot of landlords who rent out houses are terribly interested in making sure the homes they rent keep up with the times. Sure, they’ll take care of major repairs as needed and maybe freshen up the paint or get rid of old carpeting when they’re between tenants. But a lot of cosmetic upgrades tend to get overlooked. They don’t want to make changes to things like cupboards, countertops, or lighting fixtures unless it’s absolutely necessary to do so.

After a while, rental houses can start to look pretty dated. But this isn’t a problem when you rent a home in a HomeFirst™ community! When someone moves out of a rental home in one of our communities, we take the extra step of thoroughly inspecting the home to make sure everything is still in good shape. We check everything from the electrical wiring and the plumbing to the condition of the countertops and the cupboards. If a repair needs to be made, we make it, and if something is looking a bit worn, we replace it. That way, you’ll be moving into a home that’s as good as new!

On-Site Management

As a renter, it’s important to be able to get in touch with your landlord when you need to. If there’s a problem with the home that needs to be taken care of right away, the last thing you want is to be stuck leaving voicemail messages for them and keeping your fingers crossed that they’ll call you back soon. In some cases, your landlord might not even live in the same state as you do. Wouldn’t it be nice to know that help is always there when you need it?

Many manufactured home communities, including HomeFirst™,  have 24-hour on-site management. If something goes home with a home you’re renting in one of our communities, help is just a phone call away.

Greater Flexibility

Unfortunately, renters don’t often have a lot of flexibility in terms of being able to decorate the home the way they want to. Landlords tend to keep the homes they rent decorated pretty neutrally, which might make them more appealing to potential renters, but maybe you don’t want to look at white or beige walls day after day. Or maybe you’d like to hang some decorations on the wall. A lot of landlords don’t like tenants doing anything that will put holes into the walls.

Even if you rent in a HomeFirst™ community, you’re welcome to make some decorative changes to your home. Since site leases in our communities are come in two or five year terms, we want you to feel at home here. You’ll have to get permission from management if you want to make any changes, but we can be more flexible than many landlords. 

Better Amenities

When you rent a house, you don’t typically get a lot of added benefits. At most, you might find a rental home that has a swing set for the kids to play on or, if you’re really lucky, maybe a swimming pool. But when you rent a manufactured home in one of our HomeFirst™ manufactured home communities, you’ll have so much fun enjoying all the amenities our communities have to offer like swimming pools and playgrounds.
And what about snow removal? When you live in Michigan, living someplace where the roads get cleared quickly after a snowfall is a huge benefit in and of itself. All HomeFirst™ communities have plows that come through and clear the roads for you.
